GUEST RENTAL AGREEMENT

 

  1. Your payment is due 3 weeks before check in, so that keys and parking passes can be sent to your home in plenty of time.
  2. By renting this property you are assuming all risk of and liability for any damage done to person or property, agents, employees, or visitors occasioned by the present or future condition of the premises, both latent and manifest. We will not be responsible for accidents or injury to guest or loss of money or valuables of any kind.
  3. We cannot guarantee air conditioners, televisions, VCRs, appliances, etc. No refund or rate adjustment will be made for mechanical failures. In case of breakdown, we will strive to repair it as soon as possible after being notified by you of the problem.
  4. The phone in the unit has been equipped with a long distance block. You may call out by dialing 0+ number and charging it to the other party or to a calling card. Long distance calls can be received. The number in the unit is 252/255-6311.
  5. Linens are furnished but you will need to bring beach towels. No linens will be exchanged during your stay.
  6. The TOTAL NUMBER occupying the unit CANNOT EXCEED SIX.
  7. THIS IS A NO-SMOKING UNIT. Evidence of smoking in the unit will cause forfeiture of entire rent and deposit and immediate tenant eviction.
  8. NO PETS are allowed in or on vacation property premises. A pet or evidence of a pet found on premises will cause forfeiture of entire rent and deposit and immediate tenant eviction.
  9. NO HOUSE PARTIES allowed. Violations are grounds for tenant eviction without refund or rent or deposit. No sororities, fraternities, school or civic groups allowed. WE DO NOT RENT TO GROUPS OF YOUNG PEOPLE UNDER THE AGE OF 25.
  10. WE RESERVE THE RIGHT not to refund deposits, refuse rental or to discontinue occupancy if in our judgment your occupancy of the unit is detrimental to the property. As we reserve the right to enter the premises at any time for the purpose of inspection, repair, management or showing to prospective buyer. Property may not be used for any unlawful purpose.
  11. If you must CANCEL or CHANGE DATES, on daily or weekly rental, a 30 DAY NOTICE PRIOR TO ARRIVAL must be given for your payment to be refunded or transferred. If less than 30 days notice is given, we will make every effort possible to re-rent the unit. If it is re-rented, $100 will be deducted from your payments, and the rest will be returned. If the unit remains un-rented, no fees that have been paid will be returned.
  12. In case of voluntary or involuntary evacuation (in case of hurricane), any reserved dates that you are unable (due to evacuation) to use, will be credited to you. You can either transfer these to another date, or you may be refunded the money.
  13. Your deposit is placed in an account. This deposit DOES NOT APPLY TO RENT. OUR CHECK for your FULL DEPOSIT WILL BE MAILED within 14 days after we receive the keys and evaluation, provided there is no damage, the unit is left reasonably clean (dishes, cookware, etc., must be washed and placed in cabinets), and trash is removed and placed in proper outside container.
  14. PARKING - There is a two car garage, and space for one vehicle outside.
  15. If renting in the off season: there is a key on the hook by the door (garage door opener holder) which is for the recreation center. If you use this key, you are responsible for leaving the room as clean, or cleaner than you found it, returning all sports equipment to the place where you found it, turning off all lights (check bathroom), and locking the door when you leave. This is a privilege that we want to keep!

 YOUR SIGNATURE CERTIFIES that you have read this agreement and understand and agree to abide by it. YOUR SIGNATURE also certifies that you are an adult and financially responsible for any damage by parties present during your tenancy dates. Any reservation made under false pretense will result in loss of deposit and rent.
